Our client is currently in search of a Building Operating Engineer – Third Shift for a direct-hire position located in the Dallas, Texas area. This role entails senior-level leadership responsibilities overseeing the strategic management, reliability, and performance of all building systems within a large, complex, Class A commercial office building. The ideal candidate will be an experienced engineering leader with extensive technical knowledge and a successful track record of managing critical assets.

Building Operating Engineer – Third Shift Role:
Our client is seeking a Building Operating Engineer (Third Shift) to oversee overnight operations at a large, Class A commercial office property. This position is responsible for the safe, efficient, and continuous operation of base building systems during nighttime hours, ensuring system reliability, compliance with regulations, and delivering responsive tenant service.

  • Operate, inspect, maintain, and repair all base building systems, including central plant HVAC (chillers, boilers, cooling towers, AHUs, VAVs)
  • Monitor and maintain electrical distribution systems, including medium- and low-voltage equipment, UPS, and emergency power systems
  • Perform preventative maintenance and corrective repairs on mechanical, electrical, and plumbing systems
  • Monitor building systems through the Building Automation System (BAS) and respond to alarms and system abnormalities
  • Complete after-hours tenant service requests efficiently and in accordance with service standards
  • Maintain accurate logs, inspections, and work orders using the CMMS
  • Coordinate and oversee overnight vendor activity as required
  • Ensure compliance with all local, state, and federal codes, regulations, and safety standards
  • Maintain clean, safe, and organized mechanical rooms, electrical rooms, rooftops, and common areas
  • Participate in emergency response procedures and life-safety operations
  • Communicate professionally with management, tenants, security, and vendors
  • Work independently while supporting a team-oriented engineering operation

Senior Chief Engineer Background Profile:
2+ years of experience as an Operating Engineer or similar role in a commercial office building environment
Experience supporting Class A or large-scale commercial properties preferred
Working knowledge of HVAC, electrical, plumbing, BAS, and life-safety systems
Demonstrated ability to troubleshoot, repair, and maintain mechanical and electrical equipment
Strong organizational and problem-solving skills
Ability to read and interpret technical manuals, drawings, and safety documentation
Proficiency with Microsoft Office and CMMS platforms
Ability to safely operate hand and power tools, meters, and testing equipment

Building Operating Engineer – Third Shift Background Profile:
2+ years of experience as an Operating Engineer or similar role in a commercial office building environment
Experience supporting Class A or large-scale commercial properties preferred
Working knowledge of HVAC, electrical, plumbing, BAS, and life-safety systems
Demonstrated ability to troubleshoot, repair, and maintain mechanical and electrical equipment
Strong organizational and problem-solving skills
Ability to read and interpret technical manuals, drawings, and safety documentation
Proficiency with Microsoft Office and CMMS platforms
Ability to safely operate hand and power tools, meters, and testing equipment

Licenses & Certifications (Preferred):
EPA Universal CFC Certification
HVAC, electrical, or mechanical trade certifications
OSHA 10 or OSHA 30
